Niamh, a dual qualified lawyer in both Ireland, England and Wales, provides clients with more than 20 years PQE in Property Law. Her background spans the full range of property services including commercial and private lending, complex commercial and residential property sales and purchases, land and building acquisitions and sales, development and construction contracts, commercial leases and licenses, property title reviews, planning applications, and environmental authorizations.

On behalf of a property investment fund, managed the acquisition of residential properties and the subsequent long-term lease agreements with Local authorities and Approved Housing Authorities in Ireland. Portfolio of investment exceeded €3.5 million in the last 12 months.
Working with her long-term client company which represents Ireland’s largest independent Irish provider of supply chain solutions, Niamh represented them in a series of lending and restructuring transactions. These include the purchase and subsequent sale of industrial units involving a sale and leaseback transaction. In addition, she advised them on commercial lending security documents and finance restructuring as well as drafting and negotiated long-term Full Repairing and Insuring Leases in a sale and leaseback transaction.
Other types of Real Estate transactions where Niamh has been instrumental to the client’s success include the acquisition of sites for mixed use property construction, and the sale of:
- Individual units to third party purchasers;
- Portfolio of units to investor entity;
- Industrial and commercial units;
- Advising on commercial lending security documents.
Outside of her Real Estate work Niamh helps with Construction issues working to ensure the client’s investment in land grows into the actual real estate development envisioned in the purchase. She drafts construction framework documents for property builds to include collateral warranties, building agreements, engagements with design team, Architects and Engineers.
Her experience is not limited to residential transactions or even commercial retail. Niamh’s background spans the broadest aspects of Real Estate to include advising on environmental matters surrounding commercial property holdings. As a recent example she counseled her client on the purchase and disposal of 14 Fuel Depots in Ireland.
In the unfortunate circumstance of a bankruptcy or market downturn, Niamh acts to help her clients in the disposal of distressed assets as well as advising on the security documentation and enforcement of same. This work includes advising as to the validity and enforceability of judgement mortgages, charges, liens and debentures and the drafting and negotiating deeds of discharge and vacates in relation to mortgages, charges and debentures.
